Neighbourhoods / South Edmonton Spotlight / Allard
Allard is a planned community within Heritage Valley in southwest Edmonton, established in 2007 and named after Dr. Charles Allard, a surgeon, broadcaster, entrepreneur, and founding owner of the Edmonton Oilers.
The neighbourhood is built around its natural features, with Blackmud Creek running along its western boundary and a network of stormwater ponds and parks forming the visual and recreational core of the community. Several homes look directly onto these ponds, and lake-view properties are consistently among the most sought after in the neighbourhood. Walking trails connect the subdivisions throughout Allard, encouraging residents to get around on foot or by bike, and the layout has earned the community a reputation as one of the more pedestrian-friendly newer neighbourhoods in the city.
Housing in Allard is genuinely diverse. Roughly sixty percent of the community is made up of single-family detached homes, with duplexes and townhouses making up another significant share, and low-rise apartment condos rounding out the mix. That variety brings in a broad range of residents, from young professionals and first-time buyers to established families and downsizers, all within the same walkable, well-connected community. Dr. Lila Fahlman School serves the neighbourhood from kindergarten through grade nine, and the Allard Community League, formed in 2023, has quickly become a hub for local programming and events.
Allard's location gives residents easy access to Gateway Boulevard and Calgary Trail, connecting the community to shopping, services, and the rest of the city without a long drive. The neighbourhood consistently scores well on independent livability measures, reflecting its combination of housing affordability relative to nearby communities, school access, and low reported crime.
What draws buyers to Allard is the combination of natural setting, housing variety, and the sense of a community still actively building its identity through a young but engaged community league. We work with buyers and sellers throughout Allard and the broader Heritage Valley area, so reach out at 780 905 6255 or thereteam.ca to talk through a purchase or sale here.
